The Fountain mold pattern
Fountain sits south of Colorado Springs along I-25, close enough to Fort Carson that a large share of homes here turn over every two to four years as military families rotate in and out of the base. That rotation drives one of the most common mold situations we handle in the area: a problem that was already there when the current occupants moved in.
The other thing that matters in Fountain is the soil. Much of the area sits on Pierre Shale — expansive clay that swells when wet and shrinks when dry. Over decades that movement opens up cracks in basement walls and slabs that water can move through. After a heavy summer storm or rapid snowmelt, those cracks deliver moisture directly to the lower level where mold takes hold over the next 48 to 72 hours.
What we typically find on Fountain calls
Garage-to-living-space migration. Many Fountain homes have an attached garage with a step-down or grade-level slab. Water that gets onto the garage floor — from snowmelt off a vehicle, from a hose, from a rain event — can wick under the wall into adjacent living space. The mold ends up in the wall between the garage and the kitchen or laundry.
HVAC return-side growth. With our climate’s wide temperature swings, condensate forms inside ductwork during transitional seasons (April–May and September–October). If the system’s drain line clogs or the evaporator coil pan doesn’t drain fully, the surrounding ducts pick up moisture. Air handlers in unconditioned utility closets are the most common hosts.
Crawlspace cycling. Some Fountain homes use crawlspaces rather than full basements. The same expansive clay that cracks basements can also push moisture up through crawlspace dirt floors. Without an encapsulation or vapor barrier, the under-floor humidity stays well above 60 percent through summer.
Our process
Standard IICRC S520 remediation: containment of the affected zone with poly sheeting, negative-air HEPA filtration, source removal, antimicrobial treatment, and post-work air clearance. For Fountain jobs we usually inspect the foundation and crawlspace at the same visit, since a single home will commonly have moisture intrusion in more than one location.
