Why mold shows up so often in Manitou homes

Manitou Springs sits in a canyon at the foot of Pikes Peak, and almost every property west of the highway has at least one of three things that mold loves: a partial basement cut into shale and clay, walls that touch hillside on at least one side, or a roof that catches more shade and snow load than most of the Front Range.

The historic stock here is especially affected. A high share of Manitou’s homes were built between 1880 and 1940 — long before vapor barriers, capillary breaks, or proper foundation drainage were standard. Even homes that have been remodeled often still have the original lower-level walls quietly wicking moisture from outside.

The mineral springs themselves don’t cause indoor mold, but they remind you the area sits on permeable rock with active groundwater movement. That same hydrology runs under foundations.

Three patterns we see in Manitou

The hillside wall. A bedroom or bonus room on the uphill side of the house slowly develops a musty smell that’s worst on humid summer afternoons. Pulling back the carpet reveals mold under the pad along the wall-floor seam.

The roof-valley leak. Older homes with multiple roof intersections develop slow leaks under shake or shingle that only show up two attics over from where the water enters.

The crawlspace. Many Manitou homes have crawlspaces rather than full basements. Without a proper vapor barrier, the dirt floor releases enough moisture year-round to support mold growth on framing — even when the rest of the house looks fine.

What we do differently here

Older buildings need a lighter touch than newer construction. Aggressive demolition damages historic plaster, original wood floors, and lath-and-plaster walls that can be saved if treated correctly. Our process for Manitou jobs typically involves smaller, more careful removal cuts, more drying-time investment up front, and antimicrobial fogging in places where physical removal would do more harm than good.

We’re IICRC-compliant on every job. We never recommend a “tear it all out” approach when targeted remediation will work.

How to start

Frequently asked questions

Do you work on historic homes?
Yes — a meaningful share of our Manitou work is on pre-1940 housing stock. Historic homes need a more careful approach than newer construction: smaller cuts to preserve original plaster, lath, and trim; longer drying-time investment to avoid unnecessary demolition; and antimicrobial treatment in places where physical removal would damage materials that should be saved.
Will you damage my old plaster or original woodwork?
We treat historic materials as preservation-first. Lath and plaster gets opened only where it's actively colonized, and only in cuts sized to the affected area. Original wood floors, baseboards, and trim get HEPA-vacuumed and surface-treated where possible rather than removed. We coordinate with restoration contractors when we do need to remove a historic element so it can be replaced like-for-like.
Can you handle crawlspaces?
Yes, and most Manitou homes have them rather than full basements. Crawlspace work is its own scope — we assess the dirt floor humidity, look for vapor barrier presence and condition, check framing for surface colonization, and treat any active mold on joists or subfloor undersides. For Manitou crawlspaces we often recommend encapsulation as a follow-on to remediation, because the underlying humidity will keep producing the same problem otherwise.
What about rental cottages or short-term-rental properties?
Manitou has a meaningful share of properties used as short-term rentals. Owners often have us assess and remediate between guest stays. We can usually complete a small targeted job in one to two days, with documentation suitable for any management company or insurance requirements. For larger jobs we schedule during longer vacancy windows.
How long will my Manitou job take?
Highly variable here because the housing is so varied. A small targeted job in a modern Manitou home runs one to two days. Historic-home work with careful preservation can run three to seven days for the same square footage because the work is slower. We give you a day-count in the written quote and stick to it.
