Why Monument calls us

Monument sits north of Colorado Springs along I-25, on a high plateau between Palmer Lake and the Air Force Academy. It’s at elevation — about 7,000 feet — which produces some specific mold-driver patterns the lower-elevation parts of the metro don’t share.

Heavier snow load and longer melt cycles. Monument gets more snow than central Colorado Springs because of the elevation gain. That snow takes longer to come off in spring, and gradual melt + freeze-thaw + ice damming on roofs produces slow water intrusion that doesn’t surface as a visible leak — it surfaces as mold in attic sheathing or upper-floor wall cavities six to ten weeks later.

Larger lots, longer roof runs. Many Monument homes are on half-acre to five-acre lots with larger roof footprints, more roof valleys, and more flashing intersections. Each intersection is a potential failure point. Older homes in Monument’s central section sometimes have decades-old flashings that have failed without being noticed.

Well-water systems. Like Black Forest to the east, parts of Monument are on wells. Pressure tanks, softeners, and iron filters in utility rooms can leak quietly for months. The surrounding wall cavities pick up moisture the whole time.

What we typically find

The most common Monument call is an attic-sheathing issue surfaced after a spring snowmelt season. The homeowner notices a stain in an upper-floor closet ceiling, gets it inspected, and finds active mold growth on the sheathing above. From there we trace the moisture path back to a roof flashing, valley liner, or attic ventilation defect and remediate both the mold and the underlying source.

Our process follows IICRC S520. For attic-sheathing remediation we use containment at the attic access, HEPA-filtered air removal during the work, and direct mechanical removal of the affected sheathing layer where the growth is established. Antimicrobial treatment for the rest of the bay. Then a clearance check before sealing back up.
