The Security-Widefield mold profile
Security-Widefield is the combined community south of Colorado Springs, between Fountain and the southern city limits. It’s a mix of older homes from the 1950s through the 1970s — built fast during the early Cold War expansion of Fort Carson — and newer developments from the 2000s. The mix of construction eras produces a wider mold-case profile than most single neighborhoods.
The other defining feature here is the shallow groundwater. Parts of Security-Widefield sit on the Fountain Creek alluvial aquifer, where the water table can come within a few feet of basement floors. Combined with the same expansive clay that affects nearby Fountain, you get a baseline level of moisture in the lower level that’s higher than the regional average — even before any specific leak or storm event.
What we usually find on calls here
Mid-century slab homes. Older homes from the 1950s and 60s commonly have at-grade slab construction without modern vapor barriers underneath. Moisture rises through the slab year-round at a steady low rate, accumulating in carpet pad and the bases of interior walls. Visible mold typically appears first in laundry rooms, master bedroom corners, and along baseboards in lower-lying rooms.
Newer two-story basement flooding. Newer developments in the area sometimes have grading issues that send storm runoff toward foundations. A single heavy summer monsoon can flood a finished basement in a couple of hours; if the dry-out is incomplete, mold appears in the lower wall plate and behind baseboards within three weeks.
HVAC-related moisture. Fort Carson rentals and post-housing turnovers mean some local homes get patchy maintenance during transitions. HVAC condensate drains clog, system pans overflow, and the resulting moisture finds the inside of a closet wall.
